    Buying in the Chablais in September, a good idea ?

    When school starts end of summer, is it the right time to buy in the Chablais ?

    It is traditionally between May and September that the real estate market is the most active. Families looking for a second home to spend a summer vacation and households wishing to rent or buy their home before the start of the school year, the demands increase. Properties for sale do too - Summer is a season when moving tends to rise - but the competition is very tough, and bargaining is not so easy.
     
    Why buy at the end of the year ?
     
    While the vacationers have returned to work, the demand is calm at the start of the school year, and it is only at the end of winter that it rises up again. Wouldn’t it be the ideal time to buy a house or apartment in the region of Evian-les-Bains or Thonon-les-Bains? Logically, the competition being not so tough at the end of the year, the prices  also tend to fall. A homeowner will indeed be more inclined to negotiate the selling price of his property if there’s just a few potential buyers.
     
    A property can thus be sold close to 3% cheaper at the end of the year than in spring or summer.
     
    The 4th quarter is therefore the ideal time to buy in the Lake Geneva region, as in the rest of France, at the best price. The only drawback is that if there are fewer buyers at the end of the year, the available housing units are too.
     
    The real estate market in September in Haute-Savoie
     
    The month of September is also considered a good time to buy, looking at mortgage rates, which, although they have increased slightly in recent months, remain exceptionally low. In September 2017, credit rates increased very slightly after stagnating during this past summer. It is 1.44% on average over 10 years, and 2.13% over 25 years, according to the barometer of Cafpi *.
     
    Mortgage rates in Haute-Savoie in September
     
    In Haute-Savoie, the rates are currently 0.75% on average for a mortgage purchased over 10 years, and 1.30% on average for a loan over 25 years. Therefore, rates are lower than the average at the national level.
