DPE - Diagnostic of energy performance

DPE - What news to remember ?

In France, all real estate transactions must include an energy performance diagnosis (DPE). This document was updated in January 2021 to reflect the latest energy efficiency standards. The new energy performance diagnosis (DPE) considers the carbon footprint of a property, allowing for a more accurate assessment of its environmental impact.

The energy performance diagnosis (DPE) is an essential tool for property owners and buyers. It measures the energy consumption of a property and its greenhouse gas emission rate. These details allow owners to make decisions that will increase the energy efficiency of their property and decrease its environmental impact.

The new energy performance diagnosis (DPE) is more precise and complete than the old one. It considers a few factors, including insulation, heating, ventilation, hot water creation and the energy used by electrical appliances. The new energy performance diagnosis (DPE) makes it possible to estimate the volume of greenhouse gas emissions produced by the building.

Owners can take a few actions to increase the energy efficiency of their property. For example, they could create a thermal insulation system, switch to a more energy-efficient heating system, use energy-efficient appliances and install solar panels.

There is no formal ban on energy-intensive housing in France. However, the energy performance diagnosis (DPE) has become a major criterion for buyers and tenants of real estate. Energy-inefficient housing can therefore be less attractive on the real estate market, as it is expensive to heat and can have a negative impact on the environment.

It is crucial to keep in mind that, since January 2018, the most energy-intensive homes with an F and G rating will have to be reported to the relevant authorities as part of the fight against fuel poverty. Owners of these homes may also be eligible for financial assistance to complete energy efficiency improvement projects.

Tip for selling an energy-inefficient home:

    1. Conduct an Energy Performance (DPE) Evaluation: The Energy Performance Evaluation is mandatory for all real estate transactions. This can make potential buyers aware of the environmental and energy issues of the property.

    2. Highlight the strengths of the property: a large surface area or an attractive location, a great potential after work. It is interesting to highlight them in the sale ad to attract potential buyers.

    3. Propose improvement solutions: propose solutions to the potential buyer. This can include insulation work, the installation of a new heating system, or the use of energy-saving appliances.

    4. Offer an attractive price: to offset the associated energy costs. This can help attract potential buyers.

In sum, selling an energy-inefficient home can be more difficult than selling an energy-efficient home, but there are steps that can be taken to attract potential buyers. It is important to highlight the strengths of the home, propose solutions for improvement and offer an attractive price if necessary.

    Energy performance diagnosis (DPE) schedule:

    1. Since November 1, 2006, the energy performance diagnosis (DPE) has entered the real estate market.

    2. Since January 1, 2011, the energy performance diagnosis (DPE) has become mandatory for any sale of a property or for any rental of a dwelling for residential use. This means that if you want to sell or rent a property, you must have an ECD performed by a certified professional.
-This one is realized by the diagnostician by considering the bills of consumption like electricity and gas.
-The duration of validity of the energy performance diagnosis (DPE) is 10 years for housing.

    3. Since July 2021, the energy performance diagnosis (DPE) has been updated to consider the energy consumption and greenhouse gas emissions of housing:
-The new energy performance diagnosis (DPE) is more accurate and comprehensive than the old one, and it considers several factors such as insulation, heating, ventilation, hot water production, and energy consumption for electrical appliances.
-The average range of annual energy expenditure must be entered.
    -The validity is 10 years
Attention: for the energy performance diagnosis (DPE) made before January 2018, the validity is shortened until December 31, 2024!
-The "blank ECD" label has been removed

    4. Since January 1, 2022, housing classified G and F will have to have the mention "housing with excessive energy consumption".

Objective: By January 2028 all housing must be classified in category A to E.

Knowing these dates is essential to ensure that your energy performance diagnosis (DPE) is up to date and compliant with current standards. It is crucial to consider the validity of the energy performance diagnosis (DPE) and to create a new DPE if necessary if you plan to rent or sell your property.
